The property briefly compromises of 6 bedrooms, 6 bathrooms and features a 1 bedroom, 1 bathroom apartment/annexe.

The property is set in a desirable location, within walking distance of the town centre and overlooking the Firs Garden Park.

Pre Covid The Clayton traded as a successful Guest House. Currently being used as a residential house and holiday let, there is flexibility in returning the property to a residential dwelling or to continue as a business.

This large house (2396 sq foot) is a very well presented home and has been carefully and sensitively decorated to maintain many of the original features.

The large living lounge features a bay window to the front with shutters and a fireplace.

The first floor has three double and one single bedrooms, three en-suites and a shower-room and linen cupboard. The second floor has one large (4.55m x 6.15m) bedroom with its own en-suite shower-room.
There is also useful storage under the eaves for those items one hardly ever uses but need to keep.

Stratford upon Avon's beginnings were that of a medieval market town and, over the years, it has spread to both sides of the picturesque River Avon with further expansions under consideration. Not only does the town offer a wide choice of shopping facilities, and an impressive range of hotels, restaurants, inns and coffee houses and afternoon tea shops, but also an enviable selection of first-class sporting and recreational amenities including: rowing, bowls, cricket, swimming, gyms, and tennis. Stratford is situated only five miles from J15 of the M40 which in turn gives access to the M42, M6, M5 and M1. Oxford and Birmingham are only an hour's drive with Birmingham airport some 35 miles away. The city of Coventry is a mere 20 miles away and nearby towns including Warwick, Leamington Spa, Solihull, and Alcester are well within striking distance along with many lovely villages in the iconic north Cotswolds. Stratford has two railway stations, one within the town, the other some two miles from the town centre next to the Park-and-Ride. The slightly more frequent rail service at Warwick Parkway station, with its plentiful parking, is just 10 minutes away which means London's Marylebone Station is just over an hour away.

Stratford is internationally known as the birthplace of William Shakespeare and home to the newly refurbished world-famous Royal Shakespeare Theatre so enjoys welcoming visitors all year round, giving the town a real buzz. The theatre boasts a rooftop restaurant as well as a viewing tower which give unparalleled views over the town and surrounding area.

Schooling in the area is excellent with a variety of well-respected state primary level education as well as the High School; some of the school's previous pupils include Gordon Ramsay (chef), Simon Gilbert (drummer with The Suede), Juliette Thomas (interior designer) and Jack Grundy (cricketer). There is also a college of further education - some of the more famous ex alumni include Simon Pegg (actor), Ben Elton (writer), Joseph Mawle (actor), Leo Bill (actor), Jo Joyner (actress), Greg McLeod (animator), and Jack Knowles (founder of Complete Dating Ltd). There are two private primary schools: The Croft and Stratford Prep. In addition, there is a boys' grammar school (KES) and a girls' (Stratford Girls' Grammar). Other nearby private schools at senior level include Warwick, Kings, Kingsley and Princethorpe.

All items of fixtures and fittings mentioned in these particulars are included in the sale, all others are specifically excluded.

How to find this amazing property...
Approach Stratford on the Birmingham Road (A3400) leaving the Maybird Shopping Centre on your left with other large stores such as Lidl, Pets At Home, and B&M to your right. Straight on at the mini-roundabout and at the 3rd set of traffic lights turn right onto Arden Street (A4390). Cross the next set of traffic lights and you are on Grove Road. The property can be found on your right opposite a charming little park that has a small oriental-style bandstand. One hour's free on-road parking can usually be found in Albany Road which is the next turning to your left, otherwise there is plentiful nearby metered parking.

Places of interest

Nikki Homes (previously Warwickshire Home Finders) is an independent, privately owned estate agent established in 2016, after 55 years in local property development and residential lettings. What is our vision? Our vision is simply to provide a personal service with excellent care. You’ll talk to a landlady not an agent and we’ll make moving as stress free as possible, without leaving you financially drained. Why are we different? We have bought a unique property solution to the market. One with honesty, knowledge and a personal service working with you, the vendor. And the best bit.……at Nikki Homes is there for YOU!  So who is Nikki? With property development in my veins it’s no surprise that my interest in this business started when I was 14. Aged 20 I was running a nationwide rental portfolio and at 23 I started developing property of my own (with a few wise words from the old man!). I launched my own residential lettings and relocation agency when I was 26 and now here we are today, selling and renting homes across Warwickshire! Anyone who knows me knows that I am naturally driven and extremely passionate about property! I love nothing more than helping landlords, tenants, vendors and buyers to achieve their dreams, whether this be through building their portfolio, achieving a successful sale, or a happy rental. Also, having hands-on property development experience and being a landlord myself, I know how important managing a property or a portfolio is. I know you never stop monitoring market patterns, upcoming areas and potential developments to manage or grow your investment.
