Thornton Manor is situated in rural countryside on the south west edge of the Walton Estate in South Warwickshire close to the borders of Oxfordshire, Gloucestershire and Worcestershire. The nearby villages of Wellesbourne and Ettington have good local amenities; shops, primary schools, medical centre, public houses, and sports clubs. The local town of Stratford upon Avon is steeped in Shakespearean heritage with a wider range of shopping, restaurants, and amenities. Also close by is Royal Leamington Spa famous for its regency architecture and the County town of Warwick which has one of the finest medieval castles in the country.

Heritage - Thornton Manor is a Grade II* listed property therefore considered a particularly important building with more than special interest. It was built in the mid-16th century with further additions and 20th century restorations. It became part of the Walton Estate when Sir John Mordaunt bought the house and land in 1833. The Mordaunt family had acquired the Estate of Walton dElville through marriage in 1611. Sir John died in 1845 and was succeeded by Sir Charles Mordaunt who was the consummate countryman with Thornton Manor and land tenanted for agricultural purposes as was much of the Estate. The land includes part of a deserted Medieval village to the southeast of the existing house alongside a major tributary to the River Dene. The earthworks are still clearly visible with records dating to 1279. There is a secondary monument to the east of the house which is likely to be a Neolithic enclosure (4000BC to 2201BC) including Iron Age features within it.

The property provides a rare opportunity to acquire such an historic and substantial residence now in need of sympathetic restoration to ultimately provide an idyllic home set in and surrounded by private grounds and land. The main part of the house is of an E-Shaped plan facing south and built of stone under a stone slated roof. The wings are gabled and have plain copings. The small middle wing was the porch originally, but the doorway has been replaced by a window. All the windows are mullioned and square-headed with moulded labels and of two, three and four lights. The entrance is now between the middle and west wings and has a four-centred head. A casual date of 1658 is cut on it. It contains a heavy nail studded door, formally in the west wall which is hung with ornamental strap hinges.

The central hall has a north stone fireplace with moulded jambs with a three-centred arch in a square head. This fireplace design is repeated in the rooms in the two wings, one in an inglenook with the back pierced by a small window and heavy beam. Most of the ceiling beams throughout the property are moulded.

Substantial range of outbuildings of about 12,600 square feet including traditional stone-built barns, L-shaped range of 10 stables, further brick stables and brick-built barns. Walled gardens, further grounds, pasture, and arable land extending to over 92 acres, all approached over a tarmacadam driveway of approximately one-third of a mile.

Farm Buildings - The outbuildings comprise two fine stone-built barns, an L-shaped range of 10 stables plus additional stables, all set around a central courtyard with further more modern brick agricultural barns adjacent.

Land - In all the land included with the property extends to over 92 acres as described in the schedule provided in these particulars. The land is laid to predominantly permanent pasture with some arable and surrounds the main residence.

Services - Mains electricity and water are connected (water easement from Ettington subject to legal completion). There is also a spring fed supply rising to a reservoir and then falling under gravity to the outbuildings but the quality of this system is not warranted. The residence drains to a private sewage treatment plant. The property has the benefit of an oil-fired heating system.

Council Tax - Council tax band F which amounts to approximately £2,897 per annum 2021/2022.
